WCI Communities was founded in Bonita Springs, Florida in 1995 and spent the next two decades becoming one of the most recognizable names in Florida amenity living. The product line was built around lifestyle, not square footage: Audubon-certified preserves, championship golf, private marinas, Gulf-front beach parks, central town squares with concierge desks and on-site restaurants, and 55+ resort wings that competed directly with The Villages and Sun City. The flagship communities, Pelican Preserve in Fort Myers, Tiburón and Talis Park in Naples, Pelican Landing in Bonita Springs, Tidewater Preserve in Bradenton, Sarasota National in Venice, and Evergrene in Palm Beach Gardens. Defined what "Florida luxury planned community" meant for a generation of buyers.
In February 2017, Lennar Corporation acquired WCI for approximately $643 million in a cash-and-stock deal. WCI's homebuilding operations were absorbed into Lennar's broader Florida machine, but the WCI name lives on as Lennar's luxury and lifestyle brand. Active new construction continues under WCI-legacy branding at Pelican Preserve (55+ flagship), Sarasota National, and select sections of Sun City Center. The bulk of WCI's historic communities. The reason WCI still matters to buyers in 2026 is the resale stock. Communities like Tiburón, Talis Park, Pelican Landing, and Evergrene represent some of the most amenity-dense, well-located inventory in Florida . But transacting in them requires understanding the club-membership structures, transfer fees, and HOA capital contributions that WCI built into the original deal documents. Most of these communities have mandatory equity or social memberships ranging from $5K to $250K+ in transfer obligations, and the disclosures are not always front-and-center on the listing. That's where a local agent who's transacted in these specific clubs earns their fee.

Corporate Structure
WCI is now a Lennar brand. What that means for buyers
Since the February 2017 acquisition, WCI no longer exists as an independent company. Active new construction under the WCI name (Pelican Preserve, Sarasota National, Sun City Center sections) is built, sold, and warrantied by Lennar. Same construction teams, same warranty program, same Lennar Everything's Included® finish package adapted to the higher price point. Lennar Mortgage is the preferred captive lender. The benefit: Lennar's scale, supply chain, and financing apparatus behind a luxury brand. The catch: you're now buying from one of the largest builders in the country, and the pricing leverage and finish negotiations work the way they do with Lennar — not the way they used to work with WCI as an independent.

Why you need your own agent in a WCI community
WCI / Lennar's onsite sales team works for the builder. On resale homes in WCI communities, the listing agent works for the seller. In both cases, the club membership structure, transfer fees, HOA capital contributions, and amenity-tier disclosures are where deals get won or lost. And where the fine print is densest. On resale, the seller's cooperating commission applies. Either way, your representation is free to you.

Typically with higher price points and richer common amenities (private marinas, championship golf, Audubon-certified preserves, town centers with concierge services). Standard Lennar communities tend to be more functional and price-focused; WCI-branded or WCI-legacy communities lean experiential and lifestyle-focused. The same Everything's Included® approach Lennar uses on its mainstream product is generally available on WCI homes too.

The primary WCI-developed community in Palm Beach County is Evergrene in Palm Beach Gardens. Where it gets nuanced in WCI communities is the club membership: many WCI golf and country club communities (Mirasol, Old Palm, Tiburón, The Bears Club, etc.) have mandatory equity or social memberships, transfer fees that can run $25K to $250K+, and waitlists for full golf access. We help you read the HOA docs, the membership transfer schedule, and the capital contribution requirements before you put pen to paper. This is where a local agent who's transacted in these clubs earns their commission.
What financing does WCI / Lennar recommend?+
Lennar pushes buyers toward Lennar Mortgage (their in-house captive lender) on new construction, often paired with closing-cost incentives or rate buydowns for using them. You're not required to use Lennar Mortgage to purchase, and we recommend always comparing at least one outside lender. For WCI-priced product ($700K–$30M+), you're typically in Jumbo, Super-Jumbo, or portfolio-lender territory. Which is where shopping matters most.
