The base loan repayment. On a $400K loan at 7.25% for 30 years, P&I is about $2,728 per month.

Property Taxes

Florida averages roughly 1.1% of assessed value each year. Palm Beach County averages 1.0%; Miami-Dade 1.02%; Broward 1.07%.

Homeowners Insurance

Florida has some of the highest insurance rates in the country. Budget $150–$300 per month based on home age and location.

PMI (if less than 20% down)

Private mortgage insurance costs 0.5–1.5% of the loan per year on conventional loans. FHA MIP is 0.55% for most borrowers.

HOA Fees
