What is a CDD fee and which Pulte communities in Palm Beach County have them?

Avenir (where Pulte builds Avondale) carries a CDD. Not all Pulte communities have CDDs. We always disclose and quantify the CDD before you sign any contract, since it's a permanent annual cost that affects total cost of ownership.
What is the difference between buying a spec home and a to-be-built home at Pulte?
A spec home (speculation home) is a home Pulte has already started or completed. You buy it as-is or with limited changes still possible. A to-be-built home is sold from plans and built to your specifications in the Pulte Design Studio. Spec homes close faster (30–90 days) but offer less personalization. To-be-built homes take 8–14 months but allow you to select your lot, floor plan, structural options, and all finishes. Both routes are available at most Palm Beach County Pulte communities.
Does Pulte allow independent home inspections on new construction?
Yes. And we strongly recommend them. Pulte's purchase contract allows for independent inspections. We recommend hiring a licensed Florida inspector for both the pre-drywall inspection (before walls are closed) and the final walkthrough inspection. Our agents attend both and document any items that must be corrected before your closing date.
What happens if I buy a Pulte home and it has a defect after closing?
Pulte provides a 1-year workmanship and materials warranty, a 2-year mechanical systems warranty (HVAC, plumbing, electrical), and a 10-year structural warranty. You submit warranty claims through Pulte's customer care process. Our agents guide you through filing warranty claims effectively. And advise on issues that may exceed Pulte's warranty scope and require separate legal action.
Should I use Pulte Mortgage or an outside lender?
