Can I negotiate the price of a GL Homes property?

GL Homes rarely reduces the base price on new construction, but they regularly offer incentives: design center credits, upgrade packages, closing cost contributions, and rate buydowns. Welcome Heroes® buyers get an additional 3% off base price. The amount of incentives varies by community, phase, and market conditions. Our agents know which communities are offering promotions at any given time.

How long does it take to build a GL Homes property?

Build times at GL Homes communities typically range from 8 to 14 months depending on floor plan size, community, and current construction pace. Spec homes (already under construction or fully complete) are sometimes available for faster closing. Contact us to check current spec inventory at your preferred community.

What is the Valencia® Stay & Play program?

Stay & Play allows prospective buyers to stay at select Valencia communities for $99 for 3 nights. Using the clubhouse, attending social events, swimming in the resort pool, and experiencing the Valencia lifestyle before purchasing. It is one of the most effective ways to evaluate a 55+ community purchase. We help coordinate Stay & Play visits for our clients.

Do GL Homes communities have CDD fees?

Some GL Homes communities in Florida have Community Development District (CDD) fees, which are annual assessments included in your property tax bill to cover infrastructure and community improvements. CDD amounts vary significantly by community. We always review whether a specific community has a CDD, the amount, and what it covers before you sign a contract.

What warranty does GL Homes provide?

GL Homes provides a 1-year warranty on workmanship and materials, a 2-year warranty on mechanical systems (HVAC, plumbing, electrical), and a 10-year structural warranty under Florida's new construction warranty statutes. Our agents document any outstanding warranty items during walkthroughs and help you submit claims during the warranty period.

Can I use my own mortgage lender instead of GLFinancial?

Yes, you are not required to use GLFinancial, GL Homes' in-house lending arm. However, GL Homes may offer incentives (closing cost credits, upgrades) tied to using GLFinancial. We compare GLFinancial's offer against our Mortgage Capital team and outside lenders to determine whether the incentive justifies using their preferred lender, or whether you save more with an outside loan.
