Who pays for title insurance in Florida?+
In Florida, it's customary for the seller to pay for the owner's title policy in most counties. In Miami-Dade and Broward, the buyer typically pays. We confirm which applies to your transaction.
How long does title take?+
A standard residential title search and commitment takes 3–5 business days. Closings are typically scheduled 2–3 days after the commitment is issued and reviewed.
Can I use Verified Title if I'm buying new construction?+
Yes. Builder contracts often name their own title company, but you generally have the right to choose your own. We'll negotiate this with the builder on your behalf.
What is a title search vs. title insurance?+
The title search is the research process. Title insurance is the policy that protects you if something was missed or couldn't be found in the search. You need both.
