Does using a buyer's agent cost me more at a new construction community?

No. Builder contracts typically include a co-op commission for buyer's agents. You pay the same purchase price whether you walk in alone or with ListSellFL. In some cases we negotiate additional closing cost credits or upgrades that you wouldn't get without representation.

Can I still negotiate with a builder if I use a buyer's agent?

Yes — and you're more likely to succeed with an agent than without one. Builders negotiate on closing costs, upgrades, lot premiums, and structural options. Our agents have negotiated with all 17 builders on this page and know where each builder has flexibility.

What's the difference between a "quick move-in" and a "to-be-built" home?

Quick move-in homes are completed or nearly complete — you can close in 30–60 days. To-be-built homes start from scratch with your selected lot and floor plan, typically closing in 6–12 months. We help you evaluate both options based on your timeline.

Do builders use different contracts than standard resale contracts?

Yes. Builder contracts are written by the builder's lawyers and heavily favor the builder. They often limit your ability to cancel, cap your damages, and include binding arbitration clauses. Having an independent agent review the contract before you sign is critical.
