The most important distinction in golf communities is whether membership is mandatory (bundled with home purchase) or optional (equity or social tiers available). Mandatory golf communities require all homeowners to pay membership dues — typically $15,000–$50,000/year — whether they play or not. HOA Fees, CDD Fees & What's Included
