Minto Communities USA is the American arm of The Minto Group, a family-owned Canadian builder with roots going back more than four decades. Their approach in South Florida has been to build large, master-planned projects rather than smaller infill communities.
The clearest example of that approach is Westlake. In 2016, Minto worked with Palm Beach County to incorporate Westlake as a standalone municipality — a city in the legal sense, with its own government. That's unusual. It means Minto controlled not just the housing but the town center, parks infrastructure, and long-term land use planning. The Westlake Adventure Park and town center amenities aren't HOA afterthoughts; they were planned into the city's founding documents.
For buyers, that distinction matters mostly if you're thinking long-term. A community that was built with coordinated planning tends to age better than one that grew organically. The tradeoff is that Westlake is western Palm Beach County — about 20 minutes to Royal Palm Beach, 30+ to the coast. It's a suburban buy.
