Florida VA loan limits by county (2026)

Florida veterans with full VA entitlement have no loan limit — they can borrow any amount a lender will approve with zero down payment. The VA eliminated county-level limits for veterans with full entitlement in January 2020. For veterans carrying an active VA loan, or those who defaulted on a prior loan without restoring entitlement, county-level limits still govern the maximum zero-down purchase price.

Do VA loan limits still apply in Florida?

It depends on your entitlement status. Full entitlement means you have never used a VA loan, or you used one, paid it off, and had the entitlement restored. With full entitlement, the lender', own underwriting — not a county limit — is the ceiling.

Partial entitlement applies when you have an active VA loan on another property, or defaulted on a VA loan without restoration. In that case, the VA guarantees 25% of the county conforming loan limit. Any purchase price above that limit requires a 25% down payment on the excess.

2026 VA loan limits by Florida county

VA county limits follow the FHFA conforming loan limits published each November. For 2026, most Florida counties remain at the standard conforming limit of $806,500 for a single-unit home. Monroe County (the Florida Keys) carries a higher limit due to its high-cost designation.

VA loan limits for South Florida counties

These limits apply only to veterans with partial or reduced VA entitlement:

  • Palm Beach County — $806,500
  • Broward County — $806,500
  • Miami-Dade County — $806,500
  • St. Lucie County — $806,500
  • Highlands County — $806,500
  • Monroe County — $1,209,750 (high-cost designation)

For veterans with full entitlement, these figures are irrelevant. There is no ceiling. The lender's debt-to-income ratios and credit standards are the only limiting factors.

Buying above $806,500 with a VA loan in Florida

With full entitlement, there is no VA loan limit — veterans can finance a $2 million purchase with zero down if the lender approves. With partial entitlement, purchasing above the county limit requires a down payment equal to 25% of the amount above the limit. Example: if the county limit is $806,500 and the purchase price is $900,000, the excess is $93,500, and the required down payment is $23,375.

How to check your VA entitlement status

Your Certificate of Eligibility (COE) shows your entitlement amount. If the bonus entitlement field shows $0, some entitlement is in use or was lost. Request a COE through VA.gov or directly through your lender. Full entitlement is typically shown as $36,000 in basic entitlement plus additional entitlement that covers 25% of the county conforming limit.

If entitlement has been reduced by an active VA loan, remaining entitlement is still usable for a second VA purchase. Take 25% of the county limit, subtract the entitlement in use, and the result is your remaining guarantee. Your lender can run this calculation before you apply.

VA jumbo loans in Florida

For purchases above the conforming limit, VA jumbo loans allow veterans with full entitlement to finance above $806,500 with zero down — subject to lender approval.
