DSCR loans in Florida are designed for real estate investors who want to qualify based on a property’s rental income instead of personal income documentation. No W-2s. No tax returns. No employment history required. The loan qualifies on one number: the Debt-Service Coverage Ratio.

How the DSCR ratio works

DSCR = Gross Monthly Rent ÷ Monthly PITI (Principal, Interest, Taxes, Insurance). A 1.0 DSCR means rental income exactly covers the payment. Most Florida DSCR lenders require a minimum ratio of 1.10–1.25. Some lenders offer No-Ratio DSCR programs for investors who accept higher rates in exchange for no minimum ratio requirement.

Palm Beach County (Lake Worth, Boynton Beach), Broward County (Lauderhill, Margate), and Miami-Dade (Hialeah, Homestead) offer the best rent-to-price ratios for DSCR qualification. Coastal markets have higher prices that compress DSCR ratios. Short-term rental markets including the Keys and Panhandle show strong gross rents that support DSCR qualification at higher price points.

DSCR vs. conventional investment loan

Conventional investment property loans cap at 10 financed properties and require full income documentation. DSCR has no cap on the number of properties and requires no personal income docs.
